Replacing Roof: need to confirm selections are suitable
Just got quote from a roofer. Looking at two options:
- Metal Roof
- Architectural shingels Roof
Various color options are offered in both. This is first step of upgrading my home with exterior painting and trim to follow.
Need to understand what restricitions if any are on colors and materials being considered.

Roofing guidelines for CRA (Cardinal Residents Association) properties are set out clearly in the Declaration of Covenants, Conditions, and Restrictions. The key requirements are as follows:
Minimum Roof Pitch
Under Paragraph 5 of the restrictive covenants:
"...under no circumstances shall a roof without a pitch of at least 5/12 be permitted without the written consent of CARDINAL PROPERTIES or WILLIAM M. DUNCAN, JR. or their successors or assigns."
This means:
The minimum allowed pitch for any roof is 5/12.
Any deviation from that requires explicit written consent from the designated authority (i.e., Cardinal Properties or its successors).
Design and Plan Approval
Also in Paragraph 5, it states:
"No building of any kind shall be erected or allowed to remain on said property unless the plans and specifications therefor have been submitted to and approved in writing..."
This includes:
Roofing materials, design, and construction must be part of the plans submitted.
If plans are not explicitly disapproved within 30 days, and the design is in harmony with existing structures, approval is implied.
These provisions ensure consistency with the neighborhood aesthetic and structural standards.
