I don't think you should even go take a look at the home until the Sellers committed to you!

Until that has happened you have committed to nothing to the deal.
No Emotion,
No Earnest Money,
Gas Money,
Nor Miles on Your Car!

When they say: "YES! We'll Do It!"
Then and only then you need to:

-Run comps (Yahoo-Real Estate /i-Place),
-Prepare an AD to run for a Tenant-Buyer
and
-Arrange to go see the Property and/or Sellers.

By being consistent in using the script (above) and by making 52-100 calls each week…it won’t take you a couple of hours to make the calls to every FSBO in your entire area...just do it.

And Pre-Foreclosures too!

If they're not home...this is better than good!

(And if you’re shy then call these FSBOs at 2 or 3 PM. to get mostly answering machines)

Leave this message telling them:

"I'll give you full price if you can afford to leave the loan in place and leave your equity in tact for a couple years while I handle:

-100% of the payments of the loan,
-taxes,

-insurance

and

-maintenance.

If you want to do this (and many do)...please call me back at (555) 555-1212!"


When the Seller calls you back, you'll have another Nice Home for Free to add your portfolio.
