Typical Builder Cost? I Am "shadow Builder".

If I have a lot under contract and the plans ready to submit to the bank, how much should I expect to pay to a seasoned builder to oversee the project? Percent of cost? Is this a percentage of direct construction costs or construction costs plus variable costs (marketing, etc)?

    If you have permission from the seller, in writing, allowing you to market the property prior to closing, you should be able to go ahead and put a sign up. Have a site plan and floor plan w/ a list of standard and possible upgrade options.

    MLS services are typically only available to licensed brokers or agents. The only way you could get access is to get your license and work with a broker who is a member of MLS or convince them to give you their password. If they do that though they are violating their commitment and promise to MLS of NOT giving out/sharing their password so most of the honest brokers will not do this.

    www.Realtor.com is somewhat of a proxy for MLS. Not the real deal, but based on it.
