Storage Buildings

Am looking to build storage buildings. Most everyone says to have a feasibility study. I am close to the Chattanooga MSA and either I must pay for someone to learn about this or just do it ! I have the demographic info, traffic counts, etc. The parcel should have high visibility, good access, on main road, etc. My question, for instance, is how to translate a traffic count or number of households to storage space feasibility ?

    Cant answer your question about the traffic count, but how many other storage building businessses are there in the area? Are they full.......easy access....pricing....etc.

    Here they do very well, especially the gated ones that also offer business perks,.........mailing address, faxing, etc.

    I once (a nunber of years ago) partnered in a couple of storage faciities. The trafffic count was not really important. There had to be good visibillity from a heavily travelled street or better yet some highway. If they could see it, when they needed it, they would turn unitil they found it. That cut down on the need for acquiring prime commerical sites. We also found it to be helpful to be proximate to high density apartment complexe units. If there were offices /commercial entiites in the area, that was be icing on the cake.

    The things that NC_Yank mentioned were the things of absolute importance.. Competition in the area : numbers, size, price, demand, new permits, unit mix, age, www.etc.etc.

    Thanks for your help guys, the land owner called me today and backed out on the sale of the property ! Glad I had only so far invested my time !
