Res. Development Cost Analysis

Does anyone have an example of a 50-150 lot pro forma/cost analysis? Wanting to see why my bids seem so far off. I know it will vary per city but anything will help

    What expense items do you want included--ie, horizontal improvements, vertical improvements, soft costs?

    Hi Ruman,

    I had a couple of thoughts about your post. The first is about clearing the trees. Have you considered selling the trees, and then having the stumps removed? I am a forester and I have lots of timber experience. I am very unfamiliar with timber types and quality in your area, but I do know that trees have value no matter where you are. You should be able to sell the trees and have them harvested, and earn some money. Contact your local forester for more information. He could give you an idea of what the timber is worth. By cutting the timber, you will likely have to pay more to have the land "stumped" and graded, because it is harder to remove stumps than whole trees. But you should still save yourself money overall. Timber in my area is worth anywhere from 1K-10k per acre.
