"business plan pro" is good, but may be overkill. Who are you presenting this to? MSWord for text layouts, excel for graphs, a digital camera, and powerpoint for presentation can create great things. In my opinion you don't need anything too elaborate if you're doing sfr's.
Lets expand this to apartment buildings and such. Pretty much all of the facts and figures for cash flow can be summarized on 1 page. Another page would be my personal financials. What other documenation are we talking about here?
