Manufactured Homes And Disclosure

My dad and I are interested in getting into the manufactured homes build on vacant or in-fill lots. My question is regarding disclosure of the home being "manufactured" when you sell it. I know there is a general negative connotation with manufactured homes and how it ties into the mobile home side of things. So I'm assuming because of the general public's negative outlook on manufactured homes that it may hinder some from buying even if you can't tell from a particular manufac. vs a stick-built home. Marketing and being able to sell quickly after completion is one concern.

We toured a manufactured home facility today and looked at the process and viewed some of the completed models inside and out, and the homes seem to be or look identical to stick-built homes. With the interior detail of some of these manufac. homes, they look the same or even better than some stick-built model homes I've seen in the area recently.

1) During construction or after completion, do you have to disclose the home being manufactured when you sell it?

2) All things being equal, how does the appreciation and value of manufactured homes vs regular stick built homes compare?
