    Expound on who you are, what you do, and what you're looking for. I'm interested in the discussion on this (and would be interested on working on projects in latin america personally as I love that part of the world and speak fluent spanish).

    Basically looking for people who want to build/develop mid to large size commercial projects. I coordinate pulling together the financing/funding piece.

    This is just a note of caution.
    If you are going to do business in Latin America, be very careful. I grew up in S.America, and after I left and returned in the late 70's, stayed till '89, things have not improved in reliability. You'll need an attorney in International Law for all your paperwork. Some countries will not allow you to take your profits out of the country to the USA. Don't forget the political unrest in most of these countries.
    As I said, it is just a word of caution from someone who has lived there and done business there.

    Hello,

    You responded to my post for Resort Development in South Florida. Sorry for the delay in responding to you I've been away. Yes our project is well over $5M and after this we would also be interested in looking into doing the same in Latin America or South America. This project is a high end exclusive resort comparable to the Biltmore in Miami but larger and offering more or like Atlantis on Paradise Island. We would also be interested in developing resorts with Casinos in other countries.     Take a look at these terms. If interested send private message to me and get started on your project.

    TERM:
    Flexible loan term up to several years or more

    PREPAYMENT:
    Loans may be repaid at any time without penalty.

    USE OF PROCEEDS:
    Loans are made for business purposes only.

    LOAN TO VALUE:
    Loan amounts can be up to 50-75% of the market value of the collateral, based on the estimated cash sale price given a 90-120 day marketing time. If the loan is used for renovation or construction, the loan amount can be based on the improved value, and would be disbursed in stages.

    RATES:
    Rates vary from 12-18% per annum, interest only, depending upon collateral and loan structure. Internationally, rates vary from 12-21%, depending on country.

    EQUITY:
    In lieu of equity participation, a fee of 4%(U.S. only) of the loan amount may be included in the loan.

    LOAN SIZE:
    From $1 Million to $300 Million nationally. Must be at least $3 Million
    for international loans.

    COLLATERAL:
    Real estate and other fixed or liquid assets.
