How To Find A Specific Kind Of Property?

I am trying to find a specific kind of property. To narrow this down I am looking to find a good deal for hotels with 100 rooms or bigger and a lobby which would have capabilities to house a resteraunt??? I am not concerned so much about the state in which it is in but more the potential of it. If anyone has any help to find one or a chain of a few than I woudl gladly split the deal with them. I am looking at buying for myself one BUT if this is too big of a deal I have a buyer for them and I would split the piece of the pie I got to put this together. Any help appreciated.
