How do you feel about buying land, (30%) down, building a modular house (50k) then selling it for market value?

I'm trying to be more creative with my money, and thinkin about this..
I thought about doing the exact same thing, but the land around here costs more than the darn modular! I've already got the brochures and floor plans, and I've spoken with the builder. I was surprised that the cost per sq. ft. was almost equivalent to stick built homes (around $75 - $80). I would still do modulars, though, because of the time savings from start to completion.
