    Be sure to ask advice on what you need to do to preserve the limited liability that you can obtain in setting up an LLC. If you mix business/personal you can pierce this liability protection. An attorney can advice you on this when you set up the LLC.

    Hold the presses -

    Abalos gave his site a revision, which now says the following under Refund policy:

    We occasionally have to change event venues, locations, and even dates due to circumstances beyond our control such as illness, family emergencies, or problems with participants. Should we reschedule a seminar date, you will be informed of the new date with as much notice as possible. You will also be able to use your current seminar ticket at the new seminar date. There are no refunds should we be forced to reschedule a seminar date for Acts of God or circumstances beyond our control.

    This is the story he told to the purchasers of his tickets who did not get refunds.

    First of all, I find it appalling that anyone would have a no-refund policy on a $2,000 seminar. Every guru I know of, including all the ones Abalos rags on, have guarantees and refund policies for seminars.

    Second, it is even more appalling that someone would reserve the right to cancel or reschedule an event without offering someone there money back!

    One person emailed me and said that Abalos cancelled the Houston seminar on him because of "security" reasons, then said he could use the ticket for another even in another city, but no refund.

    Unbelievable!

    The "worst real estate book in history" was given a "12 on a scale of 10" rating by Robert Bruss, who is an attorney, real estate broker and investor whose articles are syndicated in over 300 newspapers nationwide every week.

    FYI, Robert Bruss also thinks that buying subject to, lease/options are other "creative real estate" financing ideas are valid.

    I am curious if the seminar attendee had any comment about the content of the seminar. How did Mr Abalos interact with the audience?

    Apparently he is scheduling a seminar at the Peninsula Hotel in Beverly HIlls, CA Oct 29th & 30th. Which was originally dates set for his Moscow seminar. This gets more & more comical by the minute.

    Robert Abalos has now officially made the ForeclosuresDOTcom "gurus to avoid" list. I would encourage anyone who has paid money for a product or seminar from Abalos (or anyone else) and did not get the product or a refund to notify that site.

    As of Sept 10th, I have not yet received a copy of the Real Estated Investor Magazine which was promised to ship no later than August 31st.

    Has anyone yet received their copy of the magazine?

    There is no mention of the magazine shipping in the Investing in Land Newsletter on Yahoo.

    Can any of you offer any insight on his materials? I think I have seen enough about him personally. You can still buy his book off of Amazon for a decent price. I would not order direclty from him because of these posts. Has anyone used his techniques to purchase or do anything else with land. I saw the book list someone else had posted. Has anyone used any of these books to actually buy land?

    If you have ordered a product from Mr. Robert J. Abalos’s website www.investinginland.com and have received nothing in return, there is something you can do.

    I’d recommend writing up your complaint in a word processor and then going to each of the starred websites and pasting it into their complaint forms.

    So if Abalos was evicted from his $2,550.00 per month high rise apartment by a King County judge for non-payment of rent on January 11, 2005:

    1. How in the world can anyone take Robert J. Abalos seriously as a real estate investment expert?

    2. Where is he sleeping at night now? At his executive suite rental? In a cardboard box on some public beach somewhere? In a less expensive low-rise apartment somewhere in Kent, WA?

    Only time will tell...

    I think Abalos definitely loses;

    1) reputation
    2) investigations by government agencies, law enforcement and the media
    3) tremendous amounts of time defending himself

    The fact that his losses are all self-inflicted speaks to deeper issues.

    Dear woodsong,

    I didn’t expect to get ALL forms, contracts, etc. … I expected to get at least some of those …
    It is common to use an attorney for commercial deals, anyway …. Buying, or optioning raw land could be done without (it depends).

    You are right, there is no way to learn in 1 day … but step by step it is possible.

    My experience with GAREIA is very minimal; I have attended the general meeting only once, and have been to some small classes that have been taught there (which were good).

    Ask GAREIA … I will be your student then

    amazing, that it took Abalos more than 6 months, besides of massive complaints from his customers, to decide that he NO LONGER WANTS to publish the magazine ...

    May I ask why you have deleted my 2 posts with the information about the price-reduction of live seminars?
    What is inappropriate about?

    It is important information for me, i.e., and maybe for others, too.

    If the price for “any of the live seminars” without the “standard seminar package” is valued at $495.00, I can conclude that the value of the materials I didn’t receive is $ 500.00. That will be the amount I will continue to claim.

    Maybe I got confused, as a newbie to the forum(s), and thought this thread is exclusively for keeping people whom Abalos owes money updated about what he does. What he IS, we know already.

    I don’t want to beat this horse to death, either. I have enough information now (thanks to your forum, and this thread) to make my own decisions how to proceed.

    I appreciate the opportunity to learn from you and other forum visitors. I am definitely interested in land/Re much-much more than in Abalos

    Hi, Logan,

    I was already wondering, if someone else received a refund ... and not only for the magazine, also, for all other products Abalos failed to deliver.

    I disputed charges by phone, have nothing in writing, yet. If he protested to a refund of the seminar fee, I will get a letter from BoA.

    I just opened a letter from Bank of America. The amount of $79.85 was credited because of my dispute. If Abalos contests, it will be debited, again.

    So, NO voluntarily refund ...
