Conversion To Medical Offices

On a recent out of town expedition to evaluate some apartments, I came across two unbelievable vacant turn-of-the-century mansions located within view of a large hospital complex. They looked like something a Carnegie or Melon would have lived in 100 years ago – replete with gingerbread, sculpture, friezes, and a modest amount of land. They were totally out of place in a neighborhood that was a complete disaster, but I couldn’t help thinking how great these would be for medical offices. I’m a reasonably experienced apartment investor and probably more of a rehabber. I’ve never developed though.



My question is where to begin? Specifically, how do I asses the demand for medical offices such as these? Or, the possibility for any other professional building (law, accounting, etc.).
