Why condo if the marketplace might be happier with a "townhome" project where the have fee simple ownership of their "lot". How strong are the condo covenants? What is the track record of office condo's in your market? Seen any units go under? What rights did the other owners have?
I am developing 34,000 SF of user/owner offices and we go the townhouse route...........
