From my experience, you can build a custom house like Jeffrey Adam has
suggested for $100.00 a sq.ft., if you are in touch with the right people. Come out here to LasVegas and I will show you plenty examples.

It is all about Location Location Location. Price of the lot does not dictate price of the home.

If you are speaking from a retail point of view, call up a realtor like Nancy and have her put you in contact with one of her builders, then the sky is the limit. Builders and General Contractors love end-users that try to build their own houses, it translates into Big $$$$.

    By the way, 9 years ago, I represented end users who bought a lot for $400K in a primo location and put them together with a custom builder. One-horse building operation, not a small, medium or large building organization. What was the price tag of the construction contract 9 years ago? $120/SF for a 5,000 SF custom house.[ Edited by NancyChadwick on Date 03/10/2004 ]

    Hello Nancy,

    These numbers are more realistic for my area as well. Although, they are lucky to be on an acre for that price

    This is where I have to differ with everyone that keeps saying "the price of the lot does not dictate the price of the home" because indeed it plays a large part. I am not going to build a 1000 sq ft home on a $100K lot that has million dollar homes around it. For one, it typically isn't possible as townships and subs typically have set requirements. Same goes for building a Million dollar home on a $50K lot, just wouldn't make sense. People keep saying location, but location is what typically dictates what you will build and sell....something called comps. This usually goes hand-in-hand with the cost of the lot and the type and expense of the home. Perhaps things are different out west but I know what works around here.
