    Another question, If I were to start a company that buys real estate and sells it. Would I need a real estate license to do that ? To simply buy,fix and sell ?

    You should check with your local License and Inspection about that.

    You do not need to have a license to buy or sell. Depends what type of work you are doing to need a license or permit or not

    I am embarrassed to admit I used and paid for RealtyTrac for a couple of months before I dropped them. They are as useless as tits on a bull. Info very outdated --- stuff they said was just in foreclosure or had a sheriff sale scheduled was already bought back by the bank (or an unknowledegable investor) and sold to a rehabber as REO and they then about had it rehabbed and sold themselves. RealtyTrac "apologizes for you not being pleased with their site" and doesnt give a refund. You have got it made where you can do the LIs pendens online -- even if you have to flip between 2 diff county websites

    yeah you have it pretty easy, you dont even have to get up. and you get them right when they are recorded, so little to no time delay. some towns are really hard to get info in.

    Give him a 3 day notice. Remember he is already late and good chance he is going to be late next month also. When you mail it make sure it is certified return receipt also make sure you document everything.

    Definitely serve the paperwork ASAP-he can always redeem himself, but there are time statutes for every state and you want to start the clock ticking. For future, something that works very well for our rentals ( we have 15 ) is upping the contract rent by $50 per month, but offering "good renter discount" if rent is paid ON or BEFORE the due date. I always tell them to send early to get their discount, and promise to never deposit until the due date. Best of luck to you!
