Where Is The Best Place To Find 1st Property

In order to get that first deal..you need to know where the properties for sale are, right?

What has been your most useful source for information? Are those home listing magazines that you pick up in the grocery store useful for investors?

I know the sunday paper has listings... I've read that going to the courthouse and obtaining a foreclosure list is useful.
How about those internet sites that have "hundreds of foreclosures listed for only $x per month"? Are they worth it?

Just wondering where all you real estate gurus go to find these wonderful deals! A newbie needs help!

most publications are geared towards retail buyers, not investors, but they are worth a try. i would suggest DRIVING your neighborhood, learn the market, make a note of homes that look like they need some work, then try to contact the owner and ask them if they would be interested in selling their house. Foreclosures can be sweet deals, too. I think they are worth pursuing. These options will allow you to either flip or rehab and make some money. good luck!
