What Is The Safest Venue To Start?

There was a post where someone asked about books/courses

l like to find out the safest way to start for someone who has no experience with doing rehabbing.

If I had lots of contacts and tools and experience I would consider the safest venue rehabbing...

    I got Buy it, Fix it, Sell it, Profit by Kevin C. Myers yesterday, and I read only four chapters so far and am now completely fired up. I found a real estate agent that has already sent me a huge listing of handyman properties. Financing has been pre-approved, and I'm ready to go.
    I'll be taking some baby steps first, and move up in properties as my experience grows.
