Place an ad in the local paper. One such ad could say: Motivated Seller. Foreclosure situation. Make me an offer. Once they call, tell that that the property is no longer available. Ask if they were investors, or looking for themselves. Speak with, and keep a list of the folks who call on your ad. They'll either be the beginning of your pool of potential buyers, or 'bird-dogs'.
