I guess that's something you'd do as a beginner - you don't have enough capital or experience, therefore just get yourself trained in real estate investing by finding good deals for a more experienced investor and get paid for that. For the other investor, you are like a dog bringing birds back to him/her. That's why they call it bird dogging, I suppose.
