I primarily do investment properties that are under 75K (ready to rent) 30-50K (needing rehab).
Does a bird dog look for these type of properties and contact me when they find something?

I am a bird dog in NJ . I usually charge $800.00 per deal. Once a contract is signed that is when I as a bird dog receives my money. A bird dog should sniff out potential sellers. Who is in need to sell their house.

What level of service do you provide for $800.00? Do you have the property under contract, and sell your position in the contract, or are you providing qualified leads, or setting appointments?
All of these things should determine what you're getting paid. You may be selling yourself short, or you could be getting top dollar for what you're providing.

Bird dog looks for what you ask them for...
Fees... I have paid as little as $200 for just the lead, like an address that resulted in a contract... To as much as $2,500 for scoring big and giving it up to me....
