Suddividing Land For Townhouse

I just purchased a 4 acre lot in Glen burnie Maryland zoned R5, can i build almost 7 townhouses per acre or am am just limited to building 5 single family homes per acre.

What are the different permits that I would need to aquire.

    Well, I'm from NH, so I'm not familiar with Maryland's practices, but I can tell you how things work here - if we're lucky, that will give you some ideas on how to proceed there.

    The Glen Burnie planning department should have a book that you can review or purchase (for a nominal fee) which lays out the zoning regulations for the town. There should be a section of that book pertaining to R5 zoning, and what is acceptable to build there.

    If the book does not address the townhouses directly or the townhouses are not within the zoning regulations, you're going to have to petition the planning board to rezone for your needs. They may or may not be amendable to this process. (This can also be a lengthy decision process.)

    Simply put, head down to the Glen Burnie planning department and speak to them. You can direct all these questions to the people there and they should be able to help you immensely.

    One thing you may also want to do, familiarize yourself with the neighbors. You want them to see you as a friendly, family oriented person, not a big moneysick investor. You may need to get a variance and they are going to make or break you
