Should I? Or Shouldn't I?

Hello everyone - I am fairly new here, although I have been reading everything I can get my hands on (or shall I say point my mouse too) for a couple of weeks now. I have found a website that will allow me to look up properties by name/addy & several other options. When I look this up I am given info like all the property info (bed, bath, sq ft, # of stories, how many rooms, year built, basement or not, type of heating, a/c and fireplace if applicable). It has a photo of the property and the size of the property. It will also give me the name and addy of owner. It tells me the market land value, market impr value (not sure what this is?), & market total value (again, not sure what this is?). It also says what the sale amount was if it was a recent sale, the annual tax amount & the amount of deliquent taxes if appropriate. It also lists the payments on the property and if it is a forclosure or not. It also has a tab to select to look at comparables to the property.

To me it looks like it will give me everything I will need to be able to look up properties online to be able to save time without going to the courthouse all the time. The only thing is, there is a monthly charge to be able to use it. It is 25.00/m. Plus if I click on the printable view tab, there is a 2.75/per hit charge, and if I click on the Printable list tab, there is a 1.50/per hit charge.

What I am wondering is if I should pay for this or not. I think that this would be a valuable tool for me to use, but, at the cost, I am not sure if I should do it or not? Any and all info is appreciated! Also, if anyone knows if there is somewhere that I can look online for pre-forclosures online for Louisville, KY I would apprecaite the heads up.

    if the information is current, accurate, and you are an active investor, this should be a great resource for you. just make sure you get your money's worth.

    In my area I can find all that information for free on my local county website. Once you have exhausted all the local government possibilities online you may want to consider it.

    Bottom line, a few dollars a month for good information is a drop in the bucket to the time they can save you. Just make sure it is a reputable site that can actually produce results for the area you are in for I would bet money that if the information is available to them, it will be to you also, if you do a little research.

    I have looked and looked, and I have also talked to the people at the Property Valuation office and they all told me that it is online, but that there is a charge to be able to access the information. I agree that the 25.00 is a drop in the bucket compared to the amount of money that can be made, but since I am a newcomer and am actually looking at birddogging first (but want to give as much info as possible to the investor for a higher profit since there is less time the investor has to commit) but do want to get into investing myself once I can find the funding for it. Myself, I have horrible credit (have bankruptcy that was dch'd less than a year ago), but want to start somewhere.
