Selling To Investors

Thanks for any feedback I receive.



I have began contacting homeowners that are in foreclosure in California, but it becoming clear that finding investors to sell to is going to be a little tough.



Should I wait or not to become involved in buying preforeclosure homes to assign and any thoughts from investors on investing in California at this time.

    Go to your local investors association and there should be plenty of people there looking for a real deal on those properties.

    Alternatively you could license and retail them as an agent..

    I always believe in multiple streams of income.

    it varies greatly. and this has been discussed on here many times.

    I see the key is what is the value add that you provide. The greater the value, the greater the ratio.

    I take half, and we are both happy. I do get paid for my rehab time also. Others have told me I should be getting more, but as I said, we are both happy.

    Yeah, 1% of purchase price. Payable every year -- plus tack on some school bonds, landfill dues, and a few other misc items.

    Ask an insurance agent to quote the insurance premium for the coverage you desire.

    $ amount of coverage and liability, property history, deductibles, flood zone, etc., etc. all go into determining cost.

    You also have an insurance score, just like your credit score. People with a better score pay less.
