If the BK was discharged, (Not dismissed) in June, she's not going through a bankruptcy, she's been through one. The bankruptcy should have listed a disposition of the property. It may not even be her's to sell, and the Lender just hasn't taken posession of the property yet. Get an authorization to release form signed and notarized, and get the loan information from her. Call the loss mitigation department of the lender, and ask them for their fax number. Inform them that you would like to fax the Auth form to the loss mitigator in charge of the loan# XXXXX, and ask the person on the phone who that might be. Fax the form over, and then follow-up with a phone call to that loss mitigator to verify that they have recieved your fax. When they have it, ask them what the status of the loan is. Once you know this you'll be more able to develop a strategy for this one.
    Good luck,
    Jeff

    Hi Shira

How did you find this lady? Just curious about marketing techniques.

    Thanks for any info.

We actually found her through a bankruptcy report that we subscribe to. There is a company here in Atlanta that does all of the "data mining" at the courthouse, very similar to many of the pre-forclosure lists that can be purchased.
