How does one file for section 8 housing? I would like to rent to section 8 but am not sure of the process.

    contact your local housing authority for your city/county. They will give a packet, and answer questions.

    Hi jjetts4,

    You need to contact your local housing authority for sec 8 and place your name address of property, phone on the list of available rentals for rent.. Some places will take your info over the phone and some others you would have to go into the office. check your phone book, internet search for your city, state etc..

    I don't know about Florida but in NC these are the steps:

    1. Contact section 8 in your area and ask for an information packet. The packet contains requirements for passing the inspection.

    2. Market your property to possible section 8 tenants. Try posting flyers at the section 8 office. I listed my properties on a section 8 housing website in North Carolina. Great results!

    3. Screen section 8 tenants carefully. Their voucher is worth X amount of dollars. They personally have to pay anything over the voucher amount.

    4. Once you have an acceptable tenant, you need to schedule an inspection. They may need to contact their case worker to schedule the inspection.

    5. The section 8 office/inspector will inform you how much section 8 is willing to pay in rent. This is based on fair market rental values. You cannot charge the tenant more than section 8 offers.

    6. If you accept the terms, you sign a contract with section 8 and your tenant signs your lease agreement. (Collect a deposit, you'll need it)

    7. You get a check for the voucher amount the first of the month. Your property will be reinspected annually.

    Tips: Let the applicant do the work. Make sure they know time is of the essence. Sometimes the inspection process can take a couple of weeks. I continue marketing the home until my lease is signed and deposit is collected. Make sure you get the case workers contact information.
