Reos, Real Estate Agents.

I have a problem in wich I hope you investors with the knowledge and know how can help me with. I have a real estate agent who e mails me reos in the 30,000 and down range. my plan is to assign these deals to rehabbers. do I need money up front to sign a purchase contracts on these properties or can i make and offer and then assign the contract to another investor. give me some creative ways to make these deals happen. I am a newbie and have few dollars and bad credit. but I am determined to make real estate investing a full time job. I put in hard work and want to get out of the rat race. :-S

    Question do you have investors lined up to buy from you? Do you know what each investors are looking for LTV, price range, type of property, 20% to 30% or more below market etc..
    You should have min. $300 to $500 earnest money deposit for each offer you write up.. If you don't have it. find it!! GL
