I'm looking to get into the "fix & flip" in the metro detroit area; trying to take in and read everything I can get my hands on to learn as much as possible; currently reading Steve Berge's "Complete Guide to Flipping Properties". Any other general getting started / how to; basic type books anyone would recommend? thanks.

So you cant Bird Dog in PA ?

I am sure bird-dogs are common but I believe it is not legal in real estate in Pa., if my memory is correct. I know I can not pay someone who brings me a customer unless they are licensed. I am licensed and regulated so I have to be careful to obey the law.

Sorry for the confusion. The Investor pays me to bring them deals. You are right, Agents can not pay Scouts. The Owner listed his house for sale as a FSBO. When I called, he referred me to the Agent working on his behalf. I have decided not to pursue, especially since the price I need has to be wholesale so that my Investor can resale and make huge profits. So in conclusion, it is not going to work out. Thanks for the discussion and response. Keep them coming.
