Real Estate Agent Trying To Make It Happen...Finally

Im a real estate agent in NJ, and about to close on my first deal as a real estate agent, which Im happy about. I now want to focus on CREI...now how would you start being in my position with the "access" I have...I recently got a mailer from a title company that my real estate company now has on retainer, how can I use this contact better?...I also would like to hear from other real estate agents and maybe hear how being an agent assits them in their CREI ventures, thanks for everything.

    I think being an agent is beneficial to a certain degree depending on what you are trying to accomplish. As an agent I work for a Broker who encourages all his agents to buy properties themselves so that is a plus. Also, I have access to the MLS which allows me to be a step ahead of some other investors. This allowed me to find my first property. I knew just from seeing the MLS sheet that it was a gem of a deal and was able to put an offer on it immediately. That deal netted me an immediate 50K in equity along with being cash flow positive--sweet.

    There are down falls. As agents we might use our access to MLS and other agents as a crutch and not get out there and beat the bushes for deals. I personally never want to get comfortable because comfort breeds lack of desire and laziness.

    can you share with me a little more what made you see that deal as such a great one?...What formula did you use to determine that it was a good deal, or was it simply way below FMV....What type of deals do you generally look for? do you work with title companies in order to find pre forclosures?
