It's never a bad thing to be able to broker your own deals, however there is much to consider before doing so. Don't know how it works in your state but in order to use your license in WA you have to hang your license with a broker and pay a desk fee or split your commissions, either scenario can cost big bucks. I pay 1300 a month to hang my license at my broker's office right now but I also actively sell real estate for other people. And getting your license doesn't give you much education in the way of investing. You will learn all about easements! But seriously, check with your local brokerages to see how much it would cost you to just hang your license in their offices before you proceed so you don't end up paying for more than you want to. it's a individual choice. i choose not to. i feel i can spend more with rei or just kayaking the river while the agent is beating the pavement for me. its my time off, which usually turns into "look for deals" time or go to mexico time.......kenmax
