Re License?

Forgive me for not asking in my last post but I wanted to know is a real estate license needed to bird dog or to be an investor?

    Certainly no to be an investor. There may be an issue with bird dogs "acting as real estate agents". When I use bird dogs, there is no mention of the bird dog on any of the purchase documentation. Nobody else knows about my agreements with a bird dog and , therefore, there is no visibility.

    To my knowledge there is no bird dog who obtained a real estate license for being a bird dog. In my opinion having a real estate license would be a disadvantage for both a bird dog and and investor.[ Edited by edmeyer on Date 06/04/2005 ]

    So is ther a fine line betwwen an agent an a bird dog?

    I mean from what I gather I go out as a bd and bring you a property that would make you good return and how I do that is buying researching properties, correct.?

    Besides the rei end of things, can a bd also connect sellers of houses with buyers?

    You should do an Advanced Search on this forum with the keywords-- bird dogging illegal. You will get about 6 threads that discuss issues and concerns.

    Your last question lands at the heart of the matter since putting buyers in contact with sellers goes by the generic name of brokering.

    Will do. I am really eager to get started, just not sure what my first move should be. Ive noticed a few "We buy homes signs" around my area, and have considered calling them up and explaining my situation, but dont want to get blown off, or taken advantage of.

    Thanks alot for the reply. Thats kind of what I have been figuring after reading these forums for awhile, so I guess my next step is to make some calls and reissue my library card.
