HI...I'm new to this site...found this forum a few days ago and have been lurking over the previous postings..Just had to post this question..

Question...Do you think that it would be beneficial to acquire a R/E license before investing?..I have been considering this..not necessarily to become a realtor, but to save on commission costs for selling a property that I own, also to get a better understanding of the market, access to MLS and to maybe get the inside scoop on good deals etc.

I have heard arguements about whether or not getting a license is the way to go if you plan to be an investor.

    Thanks for the reply..Hey I'm up in AZ as well...up in the El mirage/ Surprise area. I am amazed at the property appreciation around here and am debating about cashing out and possibly buying several multi unit apartments, though I am a little wary about the soft rental market up here. I know that having a rental in this area would be a very high risk...There are houses in my community that have been bought by investors that are still sitting vacant since last year. It definitely is tough to rent a property out in the northwest valley since prices are still relatively low out here...most people would rather buy than rent...

    Well...
    Knowing RE laws ect is great and will help yourself a lot. also the people that you will meet should also be fantastic. But when you are licensed you then have a lot of restrictions, and laws. Correct me if I'm wrong,
    without a license you can sell a home for sell by owner in the paper, with a lot of calls based on that title. as an agent you have to list that you are an agent and you blend in. Laws on disclosure might affect your business and raise the risk of law suits.

    What i suggest is going through a training course, a local RE broker in folsom mentors for free, and learn all the laws and sells tips, while getting access to mls.

    Also, you can get MLS access on a few sights. Some agents let you view MLS yourself after giving them info. Good luck
