Property Inspections?

Hello I saw this in another post and I thought it can bring some good responses .
When is a good time to get the property inspected?
Before or after an offer?
Can I here some opinios?

    What if after the contract the property doesnt live up to what you thought is was (individual inspection) and than that would cause you to back out of a contract if you you do the inspection after?
    What do you think?

    In every contract you should have a clause that states you have 30 days or 15 days, whatever you want to inspect the property. If during that time you decide you do not like what you see, you simple can email, write, fax, etc a letter explaining that you are canceling the contract due to the inspection clause.

    It is a simple way to give yourself time and also provide an out if needed.

    well the point of an inspection is to avoid the infamous "money pit" you need to know everything about the problems with the property before you close on the deal. In my opinion (that and 2$ will buy you a cup of java) the minor cost of $100-200 for a ****Must Reach Senior Investor status before posting URL's***spection is chump change when faced with the potential hidden cost lurking in your plumbing and/or structure. Most pros will discount their services for a repeat customer investors like us. In the contract make sure "the property has to pass an acceptable inspection" clause to cover your "assets"

    Well, drop me a private message and I will more than happy to give you a free copy of one of my contracts (usually the one I use with wholesaling) and you then you can read and use what you want.

    Once you see it, you will realize how simple it is. Often people, including myself, use just an addendum to the contract that states the inspection clause in it, that way you don't have rewrite the regular contract.
