You could also join/go to real estate investor group meetings in your area, call real estate agents, mortgage loan brokers/officers, and ask them for referrals. Also, one of the best ways is to put ads in newspapers seeking private investors.
As for a pitch, just let them know you have re deals that need funding for an awesome return.
