A - "I am looking to work with private lenders in my investing endeavors. Although I am new, I feel I have the ability to become successful and I am sure with the proper guidance it would be mutually rewarding for those that wish to guide me."
Whenever you say you are going to "use" someone this is a negative in the mind of the person hearing it or reading it.
Private Lenders do not advertise like hard money lenders (which by the way, may be a good alternative to start out). Advertising for private lenders is risky and sometimes illegal. Some suggetions I would have are your local real estate club and word of mouth in circles where the money is. You might be surprised by talking with people like real estate attorneys, CPA's with high end clients, etc. Be professional, honest and put together a good business plan and exit strategy if it helps. You may even know a relative sitting on that retirement account or CD's going nowhere that don't realize they can make a huge return on thier money through a self-directed IRA investing in Real Estate. This is a great forum with a lot of knowledgeable people. I'm sure you'll find some good advice here.
