Performing A Title Search

I have read some conflicting information regarding title searches and was hoping someone could help clear this up for me.



I have read that you must use a title company who does the searches, however, I also read that the searches can be done on your own.



I would like to perform title searches on my own to save some money as a beginner, but am unsure of the process of this. If anyone could shed some light on this it would be very much appreciated. This would obviously be a full title search which would show any liens....not just basic information that sites try to sell like owner info, etc. Thanks.

    search can be done on your own, but it presumes you have access to the tools and the know how to do the search.

    Sending a email and having a pdf of the search show up in a day or two is pretty sweet vs. a manual search.

    However, title companies are getting stingy (sp?) unless you do alot of business with them.

    I forgot to mention, that there are nation wide abstractor that will do a full title search and have E&O insurance.

    I want to say the cost was ~75.
