Now Or Later - The Contract

I am a little hesitant about putting contracts on properties because I am uncertain about the type of financing I am able to get. Anyone else have any personal policies on when they would put a contract on a property, especially when dealing with realtors.

    This varies on type of deal that you are working on. Always go at it on case by case. Always good to have a list of lenders/Investors you can work with. Doesn't have to be a long list just has to be a list of those that your comfortable with. Realtors are the same. If you have a great buyers agent you would have already established a good working realationship with him/her. They are to look for your best intrest. I was lucky with my first realtor. He used to be an inpspector and walked me trhough a lot of the proccess. If he/she thinks that you are not ready for the deal they should be more concerned on how it is going to affect you personally instead just getting you to close.

    Financing is very important. work with you lenders/investors and tell them what you are doing, what you are wanting, and what you are comfortable with as far as terms are concerned. Be Specific. Be honest. Be realistic.
