NO MONEY DOWN??

I'M REALLY INTERESTED IN BUYING PROPERTIES FOR NO MONEY DOWN AND FLIPPING THEM HERE IN NY. I WANTED TO KNOW IF ANYONE KNEW OF ANY COURSES THAT COULD BE PURCHASED WITHOUT ALL OF THE ISSUES IN BILLING AND AM AFRAID OF THE CARLTON SHEETS COURSE FOR THAT REASON. HOW IS JOHN LOCKE'S COURSE???

    It is a little harder to purchase a property with absolutely no money down. I'm not saying it isn't doable, but you will have to work harder at it. John's course is not a no money down course, but it is a little money down course. I think it's worth it, even if you're just buying it for the paperwork for buying subject-to. Most of the money you will need when investing in any method is for marketing for leads. If you don't market, then how are you going to find the properties?

    When someone says to buy a property with no money down, they mean with none of their money. You can use credit cards, personal loans, HELOC (Home Equity Line of Credit), take a loan against your 401(k), take a loan against your savings or CD, or private money by partnering on a deal.

    You should also find a good mortgage broker that works with many investors, they can help you find creative ways of getting a property with no money out of your pocket through seller consessions, etc. A lot of the courses out there will tell you to invest using OPM (other people's money) in order to do a no money down deal. I just outlined some of the ways you can find money for a no money down deal.

    There is an excellent book that I have found that cost less than $20 and you can get it at: Books A Million, Barnes and Nobles, have either order it or get it online. I have purchased alot of courses over the years, but this one tops them all. The book is called, "Are You DUMB Enough To Be Rich" by Barnett. Also his website at the same title as the book. Also and excellent course to get is by Dwan Bent and Sharon Higginbotham called Financial Freedom Through Foreclosures. Everything that Barnett doesnt touch they take care of. Also check out Creative Real Estate Online Radio and your can listen to Dwan Bent and Sharon Higginbotham there. I learned alot from them. They also started the Florida Real Estate Investors Association and the National Real Estate Investors Convention so you can go online to check them out.
