Newbie Should I Lock It Or Turn It

I have a recently come across a motivated person,i have never written a contract it is a little intimadating. I have done the home work and it all looks good.
my question is should i lock it and then try to flip it for a profit or should i turn over to some one more experienced and learn from this first experience?
also can any one tell me were i can get some sample contracts/offers/etc...?

    Finding good deals will always come with proper experience due to networking with others in the industry. We suggest you bird dog the property to an investor for a discount in exchange for the learning experience.

    Thank you very much for your direction.
    Now I be better off triing to contact the Local REI group in my area or should i just call around to see who may be interested?

    Take the advice given above and take a bird dog fee. Next go and join your local RE Investors Club. I've no doubt you will learn much there and meet the kind of people you need to know.
