Newbie Needs Direction
I am a newbie, never done a deal of any kind. I have been reading posts on tci for quite a while, as well as other sites, and books, etc...I've gotten a lot of good info here, and I am now trying to take some action. I found a FSBO and upon speaking with the owner found out that he not only has this one property for, but about 50more that he wants to sell. I am not in a position to buy any tf them, but I thought ,"What would a birddogger do?"

What is this motivated sellar asking for the propertys? How much are they/will they rent for?
If they are great deals why aren't you interested in doing one of them?
I'd suggest you try to sit down with the seller, get the pertinant details for each property (address, sellers estimate of value, what he'll sell them for, current rents, etc.
Then focus on 2-3 that you think are the most profitable.
Then go see these 2-3, do a little due diligence - see if what the guy is telling you is accurate - get to the bottom of why he is selling.
If after just looking at the best 2-3 you still can't do anything for yourself, then come back to the boards and someone will help you find an investor to help you "bird dog"
