New To REI...First Investment: Just Buy Land Or Something With Cash Flow?

Hello,

I am looking to get into the REI game at a young age. I am considering investing in a plot of land and just sitting on it. Or would a better first investment be to buy a small house/ apartment building with moderate cash flow? What do you think?

that really depends on where the land is... But from a leverage basis only a structure would be better than raw land...

Raw land produces no income until you sale or lease it for a purpose. Also you have to pay taxes on raw land annually . Plus the cost to buy it instead of working for you is money or credit tied up. Personally buying raw land unless it was in the path of major development is a no gainer....TO ME. Income producing property is the way to go IMHO.
