New Landlord Advice

Hi, Im a new landlord in NYC, I have a few quick questions. I have a 1 family house for rent.
1. Do you usually ask the tenents to shovel snow? If so, should there be some type of discount on those snow months?
2. Security deposits-I once read that your security deposit and the 1st month rent should not be the same amount. Should the deposit be more or lesser amount of the 1st month rent?
3. Whos responsible for changing the locks? I often hear tenants want to change there own locks.

    I have it my leases that the tennant takes care of snow and grass cutting if they do not want to do it and I have to bring in a contractor then they have to pay for it on top of there next months rent. So far all tenants take care of it them selves.

    Deposit should be no less then 1 months rent.

    Changing locks you should do that every time a tenant moves out. I would not have the tenant do it because they have all the keys and If the move out and you dont not have a key to get in you have to go throu the expense of a locksmith coming out to get you in. Just one more expense. Just my opinon what works for me may not for others.
