I have a small chunk of capital(aprox 35,000.00), great credit but havent worked in 5 yrs due to an injury. I want to get into the rei game. how would some of you seasoned investors approach this? I am studying to be a re agent in CA, (two years until considered self employed). I hope to build up some capital this way(although its feast or famine I've heard). Thanks

    Hey Ray,
    In your article"Choosing An Area..." you mentioned something about being a real estate professional and not being able to get certain tax breaks(or something to that effect). Could you elaborate on this? I'm going to be an agent in CA in two months and want to invest as well, is there a down side to this? Thanks

    I read my first book on investing in April of this year, got a HELOC, luckily found a great partner who was also brand new to it and we now run and own 25 rental units. Cashflow is at a point now where we can afford to evaluate other possabilities like Fix/Flips, etc.

    The two major things that have led to our quick success is hunger for knowledge and networking.

    Ray, Thats pretty darn great.
    Are you investing in your area?
    I would love to see a thread or an article giving some of the specifics of how others continue to get financing as they grow their business. Any chance you would write one? Or suggested book? ~thanks~

    Thanks Ceinvests, I am currently staying in my area of southwest florida. I really haven't done anything too creative so far with financing. I always ask for 6% back and I have some good lenders but so far nothing that creative. Certainly negotiate the hell out of every deal but that's about it. The major battle I had was finding good lenders, went through a dozen brokers that were , how do they say, "All hat no cattle" =)
