Need Some Bird Dog "pointers"
I have decided to do some bird dogging for a wholesaler in order to generate some capital (a sort of safety net) before I do my own deals. Does anyone have any pointers on finding the truly motivated sellers that need help? Direct mailings to distressed or abondoned properties, newspaper ads, signs, etc. I would like to know what has worked for you. Also, what would be a decent success rate for direct mailings? Thanks.
There are some great suggestions under the Marketing topic, I found out a few good ideas by reading through all the old posts. It's well worth the time.
