thanks panicfilms. i am going to do my own research into lenders in the area. possibly one can profit by steering the ignorant credit damaged person who is finally making income to a sub prime lender and hooking them up with a house.
i suppose one can write a contract stating that i will help them get financing as long as they purchase a house through me as well as using a contract with the seller.
do you know any sub prime lenders in the area? glad to see a fellow florida investor. maybe we can hook up sometime and have lunch.

How do you compensate your lender for the work he puts into a deal for you, knowing he probably will not get a loan out of the deal?
