Need Contract To Ensure Compensation

I've recently began to build several business connections with builders, investors, and realtors. All of them say the same thing, "Im not greedy, I'll make sure you're compensated, blah blah blah." Can someone give me suggestions on a contract I can write up for investors who I bring deals to? I have a bunch of leads but I don't want to just hand them over in good faith. I need to KNOW that I'm getting paid. Oh, and how much should I ask for earnest pay, or finders fee, or referral fee? PLEASE HELP ME!

    You can start with a basic "Independant Contractor's Agreement at almost any office supply store. Have it reviewed by an attorney, and have them suggest any appropriate changes to make it specific to your needs, and your off and running.
