Multi-unit Apt. Building

I am currently negotiating a contract on a 20 unit apt. building. The asking price is $289,000. The owner is an older fellow who wants out of hte landlord business, he owns a restaurant on the bottom floor he is willing to lease restaurant from new buyer, could I possibly have him sign a 5 year lease and use his upfront lease payment as downpayment? Any suggestions? grin

    It sounds like you could ask me. It would be good for both of you two. Because he wouldn't have to take any money out of his pocket and you could add that to your downpayment. Sounds like a deal!
