Mentoring Bird-dogs In Tampa

    Hey chief, question for you. Does it really matter where in the US you are buying investment propertys? Granted that some locations are not marketable and of course the by-laws can be different.

    I currently bird dog for this one group and would love to send some action your way. I am an up and coming investor who is looking to learn more.

    good question. Here is the answer:

    It really depends on what an individual investor is planning to do with the property.
    I like to keep the option open for fixing the property for rental purposes. That would mean that I like to be in driving distance, makes sense? It all depends on the investor and his preferences.

    What if I want to set up seller back financing? well, I need to be able to meet with the filtered out potential buyers and show them the property if they have enough down cash for the house. Make sense?

    How about I want to rehab the house, should I not be there to inspect how the repair is coming along?

    Maybe, only maybe I do not need to see the property if I plan on flipping it, even in that case, my personal experience says "see it before you believe it ..."

    Once again, it is all unto the personal experience of individual investors. I like to keep my options open when I deal with properties, so if no good flip, then seller finance if not may rehab, if not maybe rental. So I like to be focusing in areas within driving distance. I need to see the property and the area myself. That is how I reduce my risk. Make sense?

    That is exactly how I would answer that as well. Good point .. except I do not necessarily go to property myself, but I sometimes ask a partner to go. However, my trusted partner is also from Tampa. Thanks for all the input everyone. Still anyone interested bird-dogs in Tampa area.

    we are always interested in buyers and sellers in the tampa bay area... (mike@wrhllc.com) we are willing to include the bird dog in on the details of the transaction for mentoring purposes if the deal is satisfactory.
