My advice is to get educated as much as you can here on TCI. Go to the archive section and read everything in your area of interest.

Post all kinds of questions - the more specific the better.

Finding a good and ethical mentor is a very difficult thing to do. I would aim to meet people on this site who live in your area. Offer to take them to lunch, prepare questions ahead of time and pick their brains.

There are a lot of scam mentorship programs out there. Be weary of those who promise you the world!!

Hmmm, TCI is a grerat source of information. However you are the right track try and find someone in the business in your area that is the best way to learn above all.

Hands on training is better than anybook you could possibly read however, books are good to arm you with all the right questions but at the end of the day the hands on one to one training you can get from someone in the biz is the best way to go.
I learned more in one day from my partner than I did from all the courses I have taken, or books I have read.

    My 2 cents

Keep hanging around this board. Read over old posts and look for people doing the same thing as you. I found my mentor by randomly emailing someone who was my age doing the same thing as i wanted to, he turned out to be a great guy who has helped me a ton.

Join a real estate investors group in your area! Non-members can usually get in a meeting for under $15. And most groups charge under $100 for a year membership. Lots of people there that will be glad to help you.
