Investors Interested In Multi-unit In SoCal Near Beach?

Hello, I am new to bird-dogging just read John's book last week. I believe I just found a good deal for a Multi-unit with ocean views, 2 blocks from the beach in Southern California (San Diego area). They just recently dropped the price by $200K and it is FSBO. Where do I go from here? Any help would be greatly appreciated. Thanks, Patricia
