One idea I had to find birddogs is everyone you come in contact with. Look at it this way:
The UPS or FEDEx drivers are all over the place and see hundreds of properties every day. You still need to do some detective work but at least you have some properties turned up.
Talk to electricians, plumbers, or any one else that works on properties.
You could set up that you would pay them a percentage or a flat fee for locating the properties, provided that you agee to do the deal.
They usually find US by calling our posted ads. Then wasting our time with no value add.
